SAP Calculations Legislation
In order to comply with Building Regulations Part L1A it is necessary to have SAP calculations carried out on residential construction projects. The SAP calculations produce a SAP report certificate which shows the SAP rating for the building in question. If the SAP report certificate shows a pass then the project passes Building Control Regulations Part L1A. SAP calculations and the requirements of the SAP report vary between new build, extension and conversion projects.
New build SAP calculations work out a Target Energy Rating (TER) followed by a Dwelling Emission Rate (DER). The DER must be equal to or less than the TER in order for the SAP rating to show a pass on the SAP report certificate.
If a proposed extension is to have glazing which constitutes more than 25% of the floor area and the extension is not separated from the main body of the house then it is described as an "overglazed extension" and requires a SAP report. The SAP calculation needs to show that the house plus the Extension is at least as energy efficient as the house would be without the extension. This is evidenced in the SAP rating contained within the SAP report certificate.
SAP calculations for conversion projects are different once again. The SAP report needs to show that the thermal elements such as walls, floor and glazing have been updated to the minimum standards as specified in Building Regulations Part L1A.
