SBEM Calculations Process
In order to produce SBEM calculations drawings and specifications information is needed. This can be sent in either electronic or paper format.
When the information needed to carry out the SBEM calculations has been received a unique SBEM report reference number is emailed to the client. This number can then be used to track the progress of the SBEM calculations. An expected date of when the SBEM report will be completed is also sent, this will always be within ten working days of instruction. It is possible to have the SAP rating returned before this by prior arrangement.
One of our assessors will be assigned to carry out the SBEM calculations for each particular case. The same assessor will stay with the case until the SBEM report is complete and will contact the client if any further information is needed.
The first part of the SBEM calculations involves the assessor working out a Target Emissions Rate (TER) for the building. The next step in the SBEM calculations sees the assessor calculate the Building Emission Rate (BER). If this is equal to or less than the TER then the SBEM report shows a pass and the SBEM calculations are complete. The SBEM report is emailed to the client as a pdf document that can then be passed on to Building Control. Paper copies can also be provided upon request.
If the BER is not equal to or less that the TER then the SBEM assessor will liaise with the client and suggest changes that will improve the BER to ensure that the SBEM calculations show a pass. FES do not consider the SBEM process to be complete until the SBEM report shows a pass and we work closely with our clients to ensure that all projects are able to gain Building Regulations Part L compliance.
